Weighing the Pros and Cons of Roofing Over Shingles

When replacing your asphalt roof, you have the option to completely tear off the entire layer of the existing shingles or to put another layer of shingles over the existing sheet. However, determining which method of roof replacement is better for your roof might be a little tricky. Fortunately, you won’t have to guess.

Advantages of Re-Roofing

If your roof has a pitch of 4:12 or less, most building codes will allow for it to have up to 2 layers of asphalt shingles. Steeper roofs, on the other hand, can have up to three layers of organic or fiberglass asphalt shingles at any given time. If your roof qualifies for this type of re-roofing, the project will cost less than a full-on tear-off roofing job. You’ll also be using less products so your savings will go beyond labor costs.

Since you’ll be installing a new layer of shingles over the existing ones, your roofer won’t have to rent a dumpster. This, of course, will translate into more savings for you. Re-roofing also reduces the risk of property damage due to falling debris. Since the roof decking won’t be exposed to the elements as with a tear-off job, the likelihood of damage to your sheathing decreases considerably.

It’s important to keep in mind that re-roofing might not always be the best option, especially if the existing roofing shingles and all the parts beneath it are severely damaged. In which case, a tear-off might be a better idea.

Advantages of a Tear-Off Roofing

The goal of a roof replacement is to restore the appearance and functionality of your roof. With a tear-off roofing job that’s done right, you can be sure that no complications due to issues in the previous asphalt shingle layers will crop up. If you’re planning to re-sell your home, tearing off your asphalt roof to replace it with an entirely new layer will increase the resale value of the property.
